Pre-Listing Inspections

Thinking of selling your home? Do yourself a favor and have it inspected first! It has been proven that you can save both time and frustration by having a pre-listing inspection done. You may ask "Why is that???" Well, Consider this: After you have lived in a home for a while, you become accustomed to some small imperfections. It is human nature to forget about them because you have lived with them for a period of time. These imperfections might "jump out" at a potential buyer and become a deal breaker. A professional home inspector will find these imperfections so you can make an educated decision whether to invest a little time and money to fix them.

With a Pre-Listing Inspection, the homeowner can have some control over repair costs to make the home more appealing. For Example: A buyers home inspector represents the buyer only. If he inspects you home and says the HVAC is not operating properly, it is not pushing enough cool air to adequately cool the house, the buyer might request an allowance to replace the entire HVAC system.

In today's market, the buyer has a lot of leverage and will try to "push the envelope" because the housing market is getting slower.

If you had a pre-listing inspection, it gives you time to have the system analyzed by an a HVAC professional. In some cases, a "system tune up" may have the system operating more efficiently and the inspector will not highlight the HVAC as an issue. If the HVAC professional recommends a replacement, ask for an estimate. Be sure to tell him you want to consider it for a week or so and will compare prices of other companies. You can get more than one estimate and accept the low bidder. This SHOULD bring down the cost due to the competitive bidding process.

Disclosure Laws - Florida statute requires you to inform buyers about known deficiencies. If you know you have leaks, broken pipes, nonstandard electrical, or other pre existing conditions, you are obligated to inform prospective buyers in your disclosure. If you decide not to make needed repairs, you should provide a list of known deficiencies on your "sellers disclosure list" and sell the home AS IS. An accurate disclosure tells potential buyers that you already know about specific problems and have considered them when determining your selling price.
