From the design stage through Completion, Built-Write can follow the progress of your new home construction as an "owner's representative." Fees are dependent on the amount of involvement you want, but we must start before the slab is poured. CALL FOR A CONSULTATION
Walk Through Inspections prior to Closing or Warranty Inspections
If the home has already been completed, we can evaluate it to see whether it has been built properly. We call this a "Walk Through" Inspection. We will provide a "punch list" of items that should be addressed prior to closing or while your new home is still under warranty.
SOME of the things we look for are:

Windows and doors improperly installed

Roof trusses improperly secured to exterior walls

Roof deck improperly nailed, secured.

Improper roof decking materials.

Improper Electrical Wiring (verified with a circuit analyzer)

Leaking roof surfaces

Missing Insulation in the attic

Improper or insufficient Attic Ventilation

Verification of the reinforcing steel rods (REBAR) inside the concrete

Improper Grading
-
Walls that are not level or plumb
-
Appliances or A/C systems that do not work

Improperly installed fixtures and appliances (venting and plumbing)
These problems might NOT be identified by the local building official, because it is his job to make sure the home is built as designed by the architect, certified by an engineer, and conforms to current local building codes.
A Home Inspector can locate QUALITY AND WORKMANSHIP ISSUES before you go to closing or while the home is still under the builder's warranty.
